Liquid and water leak sensor system

Catch the leak before it becomes a flood

A leak sensor system alerts you the moment water escapes from a pipeline, duct, sink or any liquid source, and can cut off the supply automatically before a minor leak turns into major flooding. Waves Fluid Engineering Pte Ltd designs, supplies, installs, services, repairs and replaces water leak sensor systems and their components across Singapore.

In a building, room or unit that holds items easily damaged by water, even a small amount of leaked fluid can cause serious loss. A dripping chilled-water pipe or a blocked condensate line above a server rack, left unattended, can bring down expensive equipment and irreplaceable data. A water leak detector system is there to catch that leak the instant it starts, so your team can act before any damage is done. This is why it has become a standard fit in data processing centres, public buildings such as shopping complexes, and commercial premises such as offices, laboratories and clean rooms.

Also known as: water leak detection system, water leak sensor system, leak alarm system, water leak monitoring system and leak detector control panel. All describe a sensor network wired to an alarm panel that can shut off the water.

How the leak detector system works

The system is a sensing network and a monitoring panel working together. It watches continuously and reacts in three steps:

1

Sensor detects water

A spot sensor or rope sensor placed in the leak-prone zone detects water the instant it touches the sensor.

2

Panel alarms and shows the zone

The control panel sounds the buzzer and lights the indicator for that zone, so you know exactly where the leak is.

3

Supply is shut off

The normally-open solenoid valve on the inlet closes automatically to cut off the water, and a dry contact can signal your BMS.

Why a leak sensor system is needed

When a space contains items that are highly sensitive to water or other liquids, a small leak can cause the worst damage, and minor leaks left unattended often lead to major flooding. As the value of stored documents, stock and equipment keeps rising, fluid leak sensor systems are now widely used, particularly in office rooms and critical facilities. The system protects against exactly this by identifying the leak the moment it begins, so it can be fixed immediately. Typical at-risk areas include:

  • Various fluid and water pipelines
  • Air-conditioner ducts and condensate lines
  • Underneath wash basins and pantry sinks
  • Raised floors, under CRAC units and around chilled-water pipes
  • Any other area susceptible to a water or fluid leak

Spot sensor vs rope sensor

We select the sensing method to suit the area being protected. Most sites use a mix of both:

Point detection

Spot leak sensor

Optical water-detection sensor placed at a specific low spot where water is likely to pool.

  • Ideal under sinks, CRAC units and drain pans
  • Simple, fast to install in tight spots
Line detection

Rope / sensing cable

A wire leak sensor cable that runs along a whole area and detects water anywhere on its length.

  • Ideal along pipe runs and under raised floors
  • Non-position and position (locating) types available

Components of the system

A complete liquid and water leak sensor system is built from the following parts. Other options and sizes are available on request.

ComponentSpecificationRemarks

Key features

Automatic shut-off

The normally-open solenoid valve closes on a leak, stopping the water at the source.

Zone leak location

A dedicated indicator per sensor shows exactly which zone has the leak, so it is found fast.

Buzzer with silencer

An audible alarm sounds until the silencer button is pressed, avoiding noise complaints.

BMS dry contact

A dry contact links the panel to your Building Management System for central monitoring.

Single to 10 zones

Scales from a single sensor up to ten, based on the number of leak zones in your premises.

Waterproof ABS box

Indicator lights and buzzer are housed in a waterproof ABS enclosure at a visible location.

Where the system is installed

  • Data centres, server rooms and communication rooms
  • Offices and commercial premises, especially document-heavy rooms
  • Laboratories and clean rooms
  • Shopping complexes and other public buildings
  • Archives and storerooms holding water-sensitive stock

What we need from you

To install the system we ask the client to provide two simple things on site:

  • A 230V power supply near the location where the solenoid valve is to be placed
  • A visible location to mount the ABS box with indicator lights and buzzer

Our installation comes with the alarm buzzer and individual indicator lights for each leak sensor in a waterproof ABS box. The number of spot leak sensors typically ranges from one to ten, based on the number of expected leak zones in your premises.

How Waves Fluid Engineering helps

  • Design of the sensor layout and control panel to suit your premises and leak zones
  • Supply and installation of sensors, panel and solenoid valve, tested on site
  • Servicing and repair of existing leak detection systems and components
  • Replacement of faulty sensors, panels and solenoid valves

Frequently asked questions

What is a water leak detector system?
It is a network of leak sensors wired to an alarm control panel. When a sensor detects water, the panel sounds an alarm, shows which zone is leaking and can automatically shut off the incoming water through a solenoid valve. It is used to catch leaks early in water-sensitive spaces such as data centres, server rooms, offices and labs.
How does the leak detection system work?
A spot or rope sensor is placed in the leak-prone area. The instant water touches the sensor, it signals the control panel, which triggers the buzzer, lights the indicator for that zone and closes the normally-open solenoid valve on the inlet pipe to stop the water. A dry contact can also send the alarm to your BMS.
What is the difference between a spot sensor and a rope sensor?
A spot (point) sensor detects water at one specific location, such as under a wash basin or a CRAC unit. A rope or sensing-cable sensor runs in a line and detects a leak anywhere along its length, which suits long pipe runs and raised floors. Most sites use a combination of both.
Does the system shut off the water automatically?
Yes. A normally-open solenoid valve is fitted to the inlet pipe. When a leak is detected, the panel closes the valve to cut off the incoming supply automatically, limiting the damage even if no one is present.
Can it connect to our BMS?
Yes. The control panel has a dry contact that can send the leak signal to your Building Management System, so the alarm is visible on your central monitoring, alongside the local buzzer and indicator lights.
Will the alarm keep sounding and disturb neighbours?
The buzzer sounds until someone presses the physical silencer button on the panel. This silencer option lets your team acknowledge the alarm quickly and prevents noise complaints from nearby premises, while the indicator light stays on to show the leak zone.
How many leak zones can the system cover?
The system scales from a single sensor up to ten, depending on the number of expected leak zones in your premises. Each sensor has its own indicator on the panel so you can pinpoint the affected zone. Larger requirements can be discussed on request.
What do we need to provide for installation?
Two things: a 230V power supply near where the solenoid valve will be placed, and a visible location to mount the ABS box with the indicator lights and buzzer. We supply the buzzer, indicator lights and waterproof ABS box as part of the installation.
Is there a warranty?
Yes. We provide a one-year warranty against the water leak detector system and its components, installed by us at your premises, subject to terms and conditions.
